In short

Why clean a whole building at once?

In a building, a dryer vent is everyone’s business. Units share walls and roofs, and one neglected vent puts the neighbors at risk too. Tenants rarely know when their vent was last cleaned, and many never book it on their own. A building-wide schedule makes sure every unit gets done, including the ones whose residents would never think of it.

We clean dryer vents for apartment owners, condo associations, HOAs and landlords in Tampa and across Hillsborough County. The work is arranged once with the manager or the board and done unit by unit, with the same cleaning and airflow test as a house. Call (813) 560-8177 for a free estimate on the property.

Who it is for

Who books a building-wide cleaning

Anyone responsible for dryers they do not use themselves.

Property managers

One call covers every unit, and you get a note of the vents that need attention.

Condo associations and HOAs

We work a building or a section at a time, on a date the board can announce to owners.

Landlords

If you own a few rentals around Tampa, we group them on the same day where the addresses allow.

Short-term rental owners

A washer and dryer that run after every guest fill the vent faster than a normal household.

Senior communities

We book by building or by section, and residents are told the date ahead of time.

Townhome communities

Newer two-story floor plans often mean long vents. We schedule them a street at a time.

How it works

How a building-wide cleaning is organized

There are four steps between the first call and the list of units that need something.

  1. One call

The manager or the board tells us how many units there are and how the dryers vent. The estimate is free.

  2. A look at the building

We check how the vents leave the building, through walls or up to the roof, and plan the schedule from that.

  3. Unit by unit

Residents get the date in advance, and each vent is cleaned from the dryer to the outside.

  4. Airflow test and a list

Each unit is tested, and the manager gets a list of the vents that need a repair or replacement.

2,900

residential clothes-dryer fires are reported each year in the U.S. Failure to clean the dryer is the leading factor, behind 34% of them.

Price

What goes into the price for a building

The estimate is built on the property as a whole. Three things move it.

How many units

Every unit with a dryer has a vent to clean, and a shared laundry room adds commercial dryers.

How the vents run

A ground-floor vent through a wall is short. A vent that climbs several floors to the roof is long.

Scheduling and access

Units that are ready on the day keep the job moving, and return visits for missed units add time.

What the manager gets

  • One contact and one schedule for the property
  • Each unit’s vent cleaned and tested
  • A list of units that need a repair
  • A suggested interval for next time

Questions

What managers and boards ask us

Can one resident book just their own unit?

Yes. A single condo or apartment is priced and cleaned like a house. A whole-building schedule is the way to make sure no unit is skipped.

Do you need to get into every unit?

Yes, to reach the connection behind the dryer, where the vent starts. The manager sets the dates and residents are told in advance.

What if a unit’s vent is damaged?

It goes on the list the manager receives, with what we found. A repair or a replacement is priced separately.

Do you clean shared laundry rooms?

Yes, as commercial work, on the same visit or on its own schedule. See commercial dryer vent cleaning.

How often should the building be done?

Once a year for the units, like a home, and more often for a busy shared laundry room.

One call covers every unit.

A building-wide schedule gets the vents nobody would have booked. The estimate is free.
